Living in Cordera

Cordera is a premier master-planned community in Colorado Springs, Colorado, in the heart of Briargate on the northeast side of town. It is a sought after neighborhood with most of the homes built on cul-de-sacs. The community has several fun-themed parks, many walking trails, a 8200 square foot community center which includes an heated outdoor pool, Grand Lawn, fitness center and many more amenities. The architectural designs of homes in Cordera, have been inspired by some of the most beautiful Colorado Springs homes from the early 1900’s.


The altitude and proximity to the mountains provides for a year-round, mild climate. Classified as an alpine desert, we enjoy an average of 300 days of deep blue skies, abundant sunshine and low humidity. The region’s climate is often as pleasant in the winter months as it is during the rest of the year.

Where is Cordera?

The neighborhood is located on 625 acres, north of Briargate Parkway and located east of I-25. Easy access to amenities-including upscale shopping and dining. The Pine Creek Golf Club, several hospitals are nearby. There is a District 20 elementary and middle school within the community. The view of the Rocky Mountains are beautiful. Zip Code is 80924.

Cordera History

In 1995 La Plata Communities, who developed Cordera had a vision to build communities where quality of life comes first. It is located in Briargate area in the northeast area of Colorado Springs. They wanted a safe, family-oriented community with beautiful homes, excellent education available, access to recreation, medical facilities nearby, family entertainment centers and employment close the the community. Since then, La Plata Communities have built other master planned communities in the area including: Briargate, Pine Creek and The Farm.

Community Center

The Community Center has so much to offer to the residents of this great neighborhood! With approximately 8200 sq. ft., that includes three multipurpose rooms that can be used for community events, exercise classes or rented out for your next party, locker rooms, coffee and snack bar, state-of-the-art fitness equipment, and complimentary fitness classes. 

When you step outside, you will be greeted to a 5000+ acre Grand Lawn! There are 2 outdoor heated pools, a family pool including a kids’ splash zone with zero depth entry and a new 3-lane lap pool. 

Also there are picnic areas, a fire pit, deck, outdoor fireplace, and different gardens throughout the grounds.

All the events, programs and parties are offered by the YMCA, The Fine Arts Center, and Colorado Springs Conservatory. 

Neighborhood Pools

You can enjoy the warm summer weather in the outdoor heated family pool with a kids’ splash zone and zero depth entry. There is also a newer outdoor heated three-lane lap pool!

Parks and Trails

What is so great about this development is that it has several unique storybook themed parks, inspired by Charlotte’s Web, Alice in Wonderland and Where the Wild Things Are that people of all ages will enjoy.

Magic and adventure blend in storybook-themed parks inspired by childhood favorites: Alice in Wonderland, Charlotte’s Web and Where the Wild Things Are. 

Wild Rumpus Park

This 16-acre park is themed after the book, “Where the Wild Things Are”. The park has play and traditional equipment, offers nature based experiences, with interactive discovery, and picnic areas and trails.

Ye Olde Castlewood Park
This 3.2 acre park is inspired by the big and small theme from Alice in Wonderland. Large and small sculptures make you feel really big or tiny depending where you are in the park!

Happy Meadows Park

The 2.4 acre park is designed to look like the farm from Charlotte’s Web. The play equipment is barn-themed with a friendly spider and pig sculptures. There’s even  half-court basketball and inline skating rink.

Grand Lawn

The 5+ acre Grand Lawn is located next to the Community Center, and themed like the Secret Garden. There is a lot of open space for picnics, catch, local concerts, and just hanging out. Check out the Spring Garden, the Shade Garden and Secret Garden.


There are more than 4 miles of trails throughout Cordera with a pedestrian underpass beneath Briargate Parkway and a second underpass under Union Boulevard. They are interconnecting and you can get to the elementary and middle schools via the trails.

Home Owners Association

For 2023, the assessment for the Cordera Home Owners Association (HOA) is $110 per month, which includes:

  • maintenance and utility costs for the common property
  • snow removal within the common area
  • weekly homeowner trash and recycling service
  • insurance on the common area
  • funding for the future replacement of the Association’s capital assets,
  • as well as the management of the Association and operation maintenance 
  • membership to the Cordera Community Center. 

Public Schools

There are two public schools located in Cordera in the award-winning Academy School District 20. They can be accessed from the interconnecting trails throughout the neighborhoods.
  • Chinook Trail Elementary School
  • Chinook Trail Middle
  • Pine Creek High School, while not in Cordera, is nearby.
